Ask five agencies what a website costs and you'll get five answers spanning a 20x range — all technically honest. That's because "a website" describes everything from a $200 template to a $200,000 platform. Here's the pricing map that quotes never come with, so you know which tier you're actually shopping in and what a fair number looks like in 2026.
| Tier | Typical cost | Right for |
|---|---|---|
| DIY builder (Wix, Squarespace) | $150–$500/yr + your weekends | Hobby projects, testing an idea |
| Template site (customized theme) | $500–$2,500 one-time | Solo businesses needing a professional online presence fast |
| Custom small-business site | $2,500–$10,000 | Established businesses where the website generates leads |
| Custom site + e-commerce/booking | $5,000–$25,000 | Online stores, appointment-driven businesses |
| Web application / platform | $25,000–$150,000+ | SaaS products, customer portals, custom tools |
Hosting: $60–$600/year depending on traffic and quality. Domain: $12–20/year. Maintenance: updates, backups, security patches — $0 if your site is simple and static, $50–200/month for anything with plugins or a CMS (unmaintained WordPress sites get hacked; it's a when, not an if). Content/SEO: the sites that dominate their local market publish regularly — budget for it or plan to do it yourself. A fair rule: expect ongoing costs of roughly 10–20% of the build price per year.
Too cheap: a "$299 custom website" is a template with your logo pasted on — fine if that's what you want, but you could DIY it. Watch for hostage tactics: who owns the domain, the hosting account, and the site files? (Answer must be: you.) Too vague: quotes without page counts, revision limits, or a content plan turn into change-order machines. Too slow: a simple business site should launch in 2–6 weeks, not 6 months. And always ask to see the agency's own website speed score — if they can't make their own site fast, they won't make yours fast.
